Below is our comprehensive new build process, broken down into key stages so you know exactly what to expect.

  • 1.1 Initial Consultation & Feasibility Assessment

    • Discuss project goals, budget, and timeline.

    • Assess potential land options or evaluate an existing site.

    • Determine zoning regulations and site limitations. (E.g. Mixed housing suburban zone or Low-density residential zone)

    • Review Auckland Council rules, including Unitary Plan restrictions and subdivision requirements (if applicable).

    1.2 Concept Design & Architectural Planning

    • Work with an architect or designer to create concept plans.

    • Determine layout, size, and overall design aesthetics.

    • Select building materials and structural features.

    • Ensure design aligns with the Auckland Unitary Plan, local council regulations, and building codes.

    1.3 Engineering & Specialist Reports

    • Structural Engineer Report – Ensures foundation and structural integrity.

    • Geotechnical (Soil) Report – Required for foundation design in certain zones.

    • Stormwater & Drainage Design – Ensures proper water management.

    • Traffic or Acoustic Reports (if required for subdivisions or urban developments).

    1.4 Quantity Surveying & Cost Estimation

  • 2.1 Building Consent Application (BCA)

    Submit Building Consent Application to Auckland Council, including:

    Council reviews the submission and may request further information (RFI).

    2.2 Resource Consent (If Required)

    2.3 Building Consent Approval

    • Once approved, the council issues the Building Consent, allowing construction to begin.

    • Confirm ground contours and elevation levels to ensure proper site drainage and prevent flooding issues.

    • Check for encroachments or zoning restrictions that might impact the building.

    3.4 Earthworks

    • Excavation & Ground Leveling – Digging trenches for foundations, drainage, and underground utilities.

    • Soil Stabilization – For sites with poor soil conditions, we arrange engineered solutions like compacted fill or piling.

    • Initial Stormwater & Wastewater Drainage Installation – Laying underground piping to ensure efficient water management.

    • Geotechnical Considerations – Implementing solutions for sites with poor soil conditions, high water tables, or sloped land.

  • 4.1 Foundation & Retaining Walls

    • Strip Footings & Timber Retaining Walls – Our team carefully install footings and retaining wall structures, ensuring the correct size and depth and reinforcing steel placement before concrete is poured.

    • Concrete Block or Reinforced Foundation Walls – We ensure all reinforcement steel is tied securely and drainage systems are in place before continuing.

    4.2 Floor Slab & Structural Framework

    • Sub-Grade & Floor Slab Preparation – We compact and level the ground, install damp-proof membranes (DPM), and reinforce the slab before pouring concrete.

    • Structural Framing Installation – Our expert team assembles and secures wall and roof framing, beams, and lintels, ensuring all structural components are correctly fixed.

    • Bracing & Connection Components – We install hold-down bolts, bracing, and engineered tie-downs to meet structural strength requirements.


     4.3 Exterior Cladding & Weatherproofing

    • Building Wrap & Cavity System Installation – We install building wraps, flashings, tapes, and sealants around all penetrations, ensuring complete weather tightness.

    • Cavity Batten & Cladding Installation – Once weatherproofing is complete; we fit cavity battens, cladding panels, and exterior finishes.

    • Membrane Roofing & Deck Waterproofing – We apply waterproof membranes for flat roofs, decks, and wet areas before final finishes.

    4.4 Plumbing, Drainage & Essential Services

    • Plumbing & Drainage Installation – Our licensed plumbers lay underground drainage, water pipes, and connections before interior fit-out begins.

    • Stormwater & Wastewater Management – We install stormwater drainage and dual-purpose rainwater tanks (if applicable) in compliance with council regulations.
