Garage Alteration
LCL Construction Ltd has transformed an existing garage at 32A Vimy Place into a brand‑new, modern two‑bedroom home. The brief focused on delivering a light‑filled, comfortable interior with efficient planning and low‑maintenance finishes—all within the footprint of the former non‑habitable space. The result is a warm, practical dwelling that supports everyday living and relaxation.
Originally configured as a single garage used for storage and parking, the structure did not meet the requirements for habitable use in terms of insulation, moisture control, glazing, ventilation, and egress. Our first step was to address the building envelope and base structure so the space could perform to current standards. This included targeted structural alterations to openings, lintels, and bracing where needed, together with new wall, ceiling, and floor build‑ups to upgrade thermal and acoustic performance and to manage internal moisture effectively.
We then re‑planned the interior to accommodate two well‑proportioned bedrooms, a full bathroom, and an open‑plan kitchen–dining–living zone. New internal partitions, doors, wardrobes, and storage improve functionality and privacy, while considered placements of windows and exterior joinery increase natural light and ventilation. Services were comprehensively renewed or extended: electrical and lighting layouts were redesigned, smoke and heat alarms were installed, and plumbing was added to serve the kitchen and bathroom alongside an efficient hot‑water solution. Heating and ventilation were incorporated to ensure healthy, year‑round comfort.
The living area is intentionally bright and open, creating a seamless flow between the kitchen, dining, and lounge—ideal for entertaining or simply enjoying daily life. The kitchen provides practical work zones, quality appliances, and generous storage to keep surfaces clear and the space easy to maintain. Both bedrooms are designed for comfort, oriented to capture natural light where possible and fitted with storage to maximise usable floor area. The bathroom is finished in a contemporary style with sleek fittings, a fresh, clean aesthetic, and a frameless glass shower to enhance the sense of space.
